What is an Energy Performance Certificate (EPC)?

Energy Performance Certificates (EPCs) assess the energy efficiency of homes and commercial buildings on a scale from A to G. Homes in Band A are the most energy-efficient, offering lower fuel bills, while commercial buildings are rated based on their CO2 emissions. EPCs also provide recommendations on improving energy efficiency, helping to save money and reduce environmental impact. Most UK properties fall within Bands D-E for both energy efficiency and emissions.

Who Needs an EPC?

If you own a property in England or Wales and plan to sell or rent it, it is legally required to have an Energy Performance Certificate (EPC). This requirement has been in place since 21st May 2010. For sellers, an EPC must be ordered before the property is put on the market, and your estate agent is obligated to upload it within 28 days of the listing. Without a valid EPC, you could face delays or fines. Similarly, landlords must ensure an EPC is available for any potential tenants to view. 

Even if you’re renewing a lease, an up-to-date EPC is necessary if more than 10 years have passed since the last certificate was issued. The goal is to help prospective buyers or tenants understand the energy efficiency and environmental impact of the property before making decisions.

How to Obtain an EPC

To obtain an EPC, you’ll need to engage an accredited Domestic Energy Assessor (DEA) who will visit your property to conduct the assessment. This process typically involves inspecting key elements such as insulation, heating systems, and windows. After the inspection, the DEA assigns an energy rating and provides suggestions for improving energy efficiency. Once the assessment is complete, the EPC is registered with the national database, and a copy is emailed to you. 

The certificate is valid for 10 years, but if significant upgrades like adding insulation or installing a new boiler are made, it’s recommended to obtain a fresh EPC to reflect these changes. Accredited DEAs follow a standard procedure for all properties, allowing for accurate comparisons of energy efficiency. Always verify that your assessor is registered with a government-approved accreditation scheme for authenticity.

Additionally, Local authorities can refer their residents to obligated energy suppliers for support under the ECO Flex.
